In Spain, notaries are the govt appointed lawyers who write up and transfer the title, deed, etc.

Land Registry Fee

This fee is typically paid to the notary.

Lawyer Fee (optional)

1% + VAT

While not strictly necessary, a lawyer can search for liens agains the property and any potential land disputes. This is more typical for country properties where their may be doubts. The notary will/should say during the signing that there are no outstanding debts on the property and this statement should be in the documents you sign.

Personal Shopper (optional)

1% - 3%

The seller pays the real estate commission. However, some listing agents do not cooperate with buying agents. In this case, if you choose to have an agent represent you, they will charge a separate fee to the Buyer.
